Florida Condo Boards: Key HB 1021 Deadlines (2025–2026)
If you're sitting on a Florida condominium board, you're likely feeling the weight of HB 1021. It’s not brand-new anymore, but now we’re hitting the phase where the deadlines really count. I thought I'd quickly share the key dates you need to have on your radar. Not every single deadline, just the ones that matter most from now through 2026. Keep in mind that I write these lines in October 2025, so adjust accordingly depending on when you will read this article.
Board Education Deadline (June 30, 2025) — Passed
By now, your entire board should have finished the required 4-hour DBPR-approved course. If anyone missed it, don’t panic, but don’t delay either. It affects your eligibility as a board member, so catch up ASAP. New board members still have 90 days from their election date. By the way, CenturySync tracks these dates for you automatically, which makes life much easier.
DBPR Account and Annual Report (October 1, 2025) — Past Due
This isn’t just pressing, it’s overdue by more than three weeks. Your condo association should have had an active DBPR online account and submitted your annual report by October 1. If your board or management team changed recently, you had 30 days to report that too. Missing this isn't just paperwork, it's potentially costly. Fix this immediately if it’s not done yet—there’s no time to lose.
Official Website or App (January 1, 2026) — Coming Soon
For condos with 25+ units, the clock is ticking fast: by January 1, 2026, you must have all key documents online. Bylaws, budgets, inspection reports, meeting minutes—all need to be accessible digitally for owners and the DBPR. If you haven’t started yet, you're not too late. With CenturySync, your public website can be live within hours, and the secured owner-access section within days. It’s a fast, straightforward way to meet compliance without panic or rush fees.
Structural Integrity Reserve Study (December 31, 2026) — Plan Now
If your building is three stories or higher, the SIRS deadline at the end of 2026 might feel far off, but it's really not. You need an engineer or architect to conduct this detailed review of your structural elements, and professionals get booked fast. Keep in mind, reserves for these structural items are now mandatory. You can't vote them away anymore. Start planning today so you’re not scrambling later.
Financial Reporting (Annual) — Ongoing
Each year, your board must certify and submit accurate financial statements within about 3–4 months after your fiscal year-end. It’s crucial to get this right, as incorrect reporting isn’t just risky, it's illegal. Staying on top of it annually makes the whole process routine instead of stressful.
Inspection Affidavits (Ongoing through 2026) — Stay on Top
Every time you complete a milestone inspection or a SIRS, you must submit an affidavit to the DBPR and share it with owners. It’s a small step that's easy to overlook, so make it part of your regular to-do list.
The Bottom Line
I know exactly how overwhelming this can feel. I'm a board member myself, dealing firsthand with the rising pressures and complexities around condo compliance. That's precisely why we built CenturySync in the first place. We wanted to make board life simpler, clearer, and calmer. It’s what my own board relies on every day.
Next step? Jump into CenturySync, see where your board stands, and easily keep track of these deadlines. It’ll take less than 30 minutes and might save you months of headaches down the line.
